Case Study
Building a bankable AI infrastructure platform from AI Demand to investable data center infrastructure
Intro
Structuring a Confidential AI and High-Performance Computing Data Centre
How an AI Compute Platform Was Positioned as a Bankable Digital Infrastructure Investment
The project involved developing a dedicated AI and high-performance computing data centre to support large-scale AI training and inference workloads. The initial phase was structured around high density computing infrastructure, advanced GPU capacity and a Tier III-standard facility designed for future expansion.
We supported the project by assessing the investment case, reviewing the commercial model, evaluating power and infrastructure assumptions, and structuring the funding narrative around bankability, offtake visibility, scalability, and investor returns.
The analysis indicated a potentially bankable digital infrastructure opportunity, with nine-figure annual revenue potential, project returns above typical infrastructure thresholds and an estimated payback period of less than five years. The project also supported the wider ambition to establish a regional AI infrastructure hub

From Challenge to Bankable Solution
Challenge
The project needed to convert rising AI/HPC demand into a bankable digital infrastructure investment. The key challenge was to demonstrate capacity, offtake visibility, power competitiveness, scalability, and investor returns for Oman’s first dedicated AI/HPC facility.
Solution
We supported the investment case by assessing the commercial model, offtake structure, power assumptions, consortium roles, funding requirements, and investor return profile. The project was positioned around contracted revenues and a scalable AI infrastructure platform..
